Income Limits, Rents and Other Issues

Our Reach For It Housing Portfolio provides permanent, low-income housing generally for those below 50% or 60% of the area median Income. At some sites, further income restrictions may apply.

Applicants must provide full documentation of their low-income status to qualify, including income and assets documentation, photo ID and a Social Security or ITIN (Individual Taxpayer Identification) number.

Many properties within the portfolio have maximum rent and income limits set either by the federal government or by the State of Arizona

Utilizing Tax Credits

Under Tax Credits, the rent is set at a fixed amount at move in, rather than as a percentage of income, and does not change if the tenant’s income is reduced. Rents may be subject to increase. Because the rent and income information may vary from site to site, applicants must ask the site’s property manager for details on rent and income requirements for that site. Section 8 voucher holders are welcome (but not eligible for units already subsidized with a Section 8 voucher); Voucher holders should let the property manager know as soon as possible in the leasing process.

A small number of sites are funded using Project Based Section 8 vouchers, and tenants pay only 30%-35% of their income for rent.
